about living at Legacy Court:

Application Process and Policy

Applications are processed as soon as both the signed application and release form are turned in. Each applicant over 18 will need to turn in their own application and release form.

We run a credit/criminal background check, employment verification, and rental history verification. There is no application fee. Once the application is approved, we will contact the applicant to bring in the appropriate security deposit.

The following application policy is applied to each application.

  • Applicant must be 18 (legal age)
  • Application must be complete
  • Applicants with an ITIN qualify for a 6 month lease, and will require an additional deposit.
  • Applicants must never be denied based on race, color, sex, religion, national origin, disability, familial status, source of income, sexual orientation, or gender identity
  • Applicants verification includes: a credit/criminal check, rental history verification, and employment verification
  • Bankruptcy and open collections will be denied
  • Certain criminal convictions and/or court judgments may result in denial (any judgment that would be a threat to the property or the tenants will be denied; i.e. drugs, burglary, vandalism, sex offender registry, fraud, etc.)
  • All applicants must have sufficient income resources (income must exceed the rent amount by three times)
  • All employment history must be verified by fax, email, or physical pay stubs
  • If not on current job at least three (3) months, additional deposit will be required.
  • All rental history must be verified by fax, or by email (relatives are not verifiable rental history).
  • If applicant has no verifiable rental history (6 months or more) they will need a co-signer (this is the only reason to have a co-signer).
  • Co-signer must complete the application including signing and dating.
  • We will accept proof of military, missionary service, or dormitory residence are verifiable rental history.
Is there an Onsite Manager?

Yes we have onsite office staff and maintenance to timely assist you.

Is there an after-hours emergency number?

Yes, we have an after-hours number for our tenants to contact us in case of emergency. Please also contact 911 as necessary.

Do you allow pets?

No, we are a no pet complex

Do you have a pool or club house?

No, we specialize in offering responsive and affordable housing. We do not have any additional amenities.

What utilities are included?

We pay your heat, water, sewer, and garbage. In 90% of our units, we pay the cable tv.
